1. Site
The site is registered under two topographical numbers.
The 19,120 m2 area in the topographical number 177692 has three entrances for truck traffic, 2 of them opens from Tinódi street, 1 from Helsinki road. Helsinki road is the entrance to the industry track, which was denounced for more than 10 years, as BKV could push in only two-axle truck, such as rail transport has become uneconomic.
A 2737 m2 area in the topographical number 177689 / 2 is used by the company for more than 80 years, but was officially bought only 12 years ago from the neighboring FKF company. The entrance of this area give on Duna street, trucks can also walk here.
The site is surrounded by fence or wall, which is in good condition.

2. Public utility network
2.1. Drinking water usage
The production of drinking water takes place in the direction of the Helsinki road. The meter located in front of the porter's lodge measure the total consumption of the factory. The main buildings are equipped with hydrants through the built-in-water network.
The drinking water network was designed around 1974, and renovated over the past 5 years has been reported in places watercourses (which are fixed) due to corrosion. Condition is satisfactory.
2.2. Sewer system
The factory's waste water is removed in two directions. The Duna is one of the street door and the other on the street Tinódi gate. The system was rebuilt of reinforced concrete drainage pipes at around 1974, so its state is excellent, as it was cleaned regularly.
2.3 Road and paving
About 50% of the factory area consists of buildings, 100% of the remaining area is virtually covered with solid surface. The thickness of the heavy-duty roads and other concrete surfaces is about 15-20 cm, in some places, however, is already old.
Condition is satisfactory.
2.4 Pipeline system
The factory receives natural gas from the network of Budapest Gas Works via the receiver at Tinódi street. The receiver includes the gas meter and the pressure reducer (because the factory boilers operate 30 mBar pressure). The monthly gas consumption is read by the people of Budapest Gas Works.
The pipeline network built around 1974 has been expanded in parallel with a gradual change in the functioning of the factory (in addition to obtain the appropriate permits). Condition is excellent.
The company in recent times, although used less gas energy, the gas meters had to be replaced at the end of the year 2007. The ISOLA Ltd. and its predecessor made contract to 700 m3/hour performance without development cooperation. Accordingly, the new company named as successor will continue to qualify for this quantity.
2.5 Electricity network
We are connecting to the network of the Budapest Electric Works. The electricity comes through ground cable in the direction of the Tinódi street to the power transformer and then join the distributive room which is equipped with a meter.
The electricity goes through ground cable to the main energy-consuming buildings (b-building, f-building boiler house and the p-building). Of course, all buildings get electricity with smaller cables via these main cables. The monthly reading is done by a professional of ELMŰ.
The electrical ground cables were set about 1972 and are suitable to receive a relatively high performance. The cables are not in cable ducts, thus their track is a little uncertain. Over the past 30 years, congestion has occurred from time to time, or an error in the main cables because of cable error, which we were able to repair only by breaking up the solid surface.
The company in recent times, although use less and less electricity, but the ISOLA Ltd. and its predecessor made contract to ~10 kW / h performance without development cooperation. Accordingly, the new company named as successor will continue to qualify for this quantity.
It should be noted that in 1976 the electrical contract for the factory contained 500 hp / hr maximum (peak 440 kW / h), but the Electric Works did not accept my indication yet.
2.6 Open space lightning
The factory is equipped with open space lightning, its operation is directed by a light-sensitive sensor.
2.7. Camera system
4 years of operating the camera system monitors the main points of production (8 places) and the recordings are kept for 3 weeks on the computer placed in the porter's lodge. Expansion possible.
3. Buildings
Building a
The 1880-built building was renewed in 1997, when not only the partition walls, but 70% of the main walls were also replaced together with the roofing. The approx. 50 cm main walls are covered with mineral-loaded Heraklith sheets from the outside, so the building's thermal insulation capacity meet the standards. The wooden slab is covered with shingle, the rainwater is channeled through sewer. The channel was continuously renovated after the professional breakdown of it by a professional company.
The wooden and plastic windows are fitted with heat-insulating glass, the streets of runway are protected with 3M front film protection against burglary. Some windows are protected by gratings. Sales space is provided with own internal security grid. The whole "building a" is equipped with an alarm system. Possible alerting alarms at ES Security company, who call the responsible people in order, if necessary, send patrol.
The attic socket is heat-insulated and an air-conditioner is located inside, which in summer cools the Helsinki road's side and the conference room through the fencoil equipment.
The heating of the building is ALFA CPD FAVORIT type circulation and hot water heating with unique gas furnace. The boiler does not require constant supervision, but has to be monitored at least every other day by professionals. The stack state is appropriate.
The gas, water and electricity used by the building can be measured with separate, stand-alone meters.
Building b
The industrial structure of reinforced concrete building was built between 1973-1977. The three storey first building is monolith ferro-concrete structure with quite big load capacity, since 140-150 ton container (with Bitumen) and other manufacturing tools were located on the levels (the first and second floor).
The walls of the operating rooms are contaminated because of Bitumen steam. This building contains the office buildings (lab and offices) and the two storey bath on the II Polish side.
The building is covered with Bitumen plate. Condition is mixed, as the rainwater insulation of the roof is old, in some cases needs to be repaired, should be renovated.
The green roof above the bath was created in 1990, the first green roof of Hungary and it is still working. Weeding out several times a year is required.
The state of the offices is not appropriate, since approx. 20 years ago they have been refurbished. Painting, wallpapering and floor covering replacement is necessary. Most of the offices have individual air conditioning. The shutters of the building are steel structured, the thermal insulating ability of the glass inserted does not meet any standard, replacement is warranted. Similarly, the insulation of in-fill masonry under the windows is also poor.
The heating of the building is unique gas-powered hot water ALFA CPD FAVORIT type of circulation and works with a boiler, a total capacity of more than sufficient to the whole office (lab) and the heating of one bath-locker room. Another boiler with the same capacity is located on the ground floor, which was originally provided to heat the two level locker rooms. Currently, only the second-floor room operate correctly, the condition is appropriate. The metal lockers provided are appropriate also. Electric water-heater ensures the supply of hot water.
Two Polish production line used to be on the ground floor of the building, currently it is convenient for storage purposes. The area under Polish II is partly capable of receiving pallet of goods.
Building b/5
The lean-to system providing protection of the products is located on the boiler room side of "building b". The light iron-framed structure is covered with glass fiber reinforced polyester corrugated sheet. The building was built around 1985, the plastic corrugated sheets are old. At the end of Helsinki road the lean-to was renewed in 2005, as it has been covered with Lindab plate.
Building c
A one level steel-framed structure building, its roof was covered with the so-called crust panel and the resulting surface - which is insulation-free - has been covered with bituminous rainwater insulation. The roof of the factory was used to build in experimental bituminous plate.
The yard side part was used as storehouse. The wall is thin and panel structured and the large shutters are steel structured and single-glazed, although the building can be heated to be suitable for storage in frost-free with 4 convectors, but it is very inefficient.
The tempering of the building's storehouse is ensured by unique gas convectors, while the offices are heated with ALFA CPD FAVORIT type circo heating boilers.
The building structure is essentially not insulated, and therefore the specific energy demand is very high. Clearly part of the yard needs renovation, and the fate of the other part depends on its future function.
At the end of "building c" is the electricity supply transformer house of the factory, furnished with the Budapest Electric Works property.
Under the gas receiver is a room what used to be a buffet, where the former tenant's furniture and other assets are. The lease contract was terminated a year ago, the continue the buffet, new licenses has to be obtained by the new manager.
The gas, water and electricity used by the building can be measured with separate, stand-alone meters.
Building c/8
Steel-framed structure, covered with glass fiber reinforced polyester plate was used to provide protection of the goods. It was built around 1985, the renovation took place in 2005.
Building d
The building is brick structured with arched roof. The building was renovated in 1974 and 1996 a greater degree of correction was made. The rainwater insulation of the roof has been renovated and a greater of lesser errors on the plastering have been fixed. Two-thirds of the area is consecutive and a shelf system is placed along the walls, which provided as a storage system for heavy goods.
The other part of the building was divided into two area with reinforced concrete monolith structure. The upper part was the storage. The lower part was the forklift repairer, car repair workplace (with inspection pits) and other smaller workplaces have been established. The building's electrical distribution and meter room as well.
The building has no heating, no insulation. Minor renovation and repair is required.
Building d/10
The lean-to connecting to "building d" was used as a storage to service trucks.
Building d/11
The light structure building is covered with corrugated steel, the lean-to used to save the consistency of the products. Condition is satisfactory, the corrugated cover needs to be repaired at some places.
Building e
Building is brick structured, which was built around 1940. The building has a vault, the slab of the ground floor is supported with arches. Coal burning steam and circulation oil boilers were working in the building, the arched slab of the ground floor was able to bear the loading. The vault clearly in need of refurbishment.
The ground floor of the building was carpenter and locksmith workplace, the heating was provided with red radiant gas heating equipments. Part of the workplace was divided into two with a monolith reinforced concrete slab, on the upper part lighter components and materials were stored for daily maintenance repairs. The area warming under the slab and a social area, which hot water supply is ensured with small Circo boiler. The second floor of the building is a component storehouse.
The building is not insulated, the iron-framed roof structure is covered with Bituminous insulation, which was renovated 10 years ago.
Building f
The brick structure building, which was built around 1940 contains the circulation oil boilers. The Helsinki road side is a low building. The roof is consisted of lighter brick panels placed on a steel-frame. The renewal of rainwater isolation was carried out about 12 years ago with modified bitumen plate.
The heating of the building at the stokehold is ensured by automatic airblowers. The building is not insulated, its state for industrial purposes is appropriate.
Building f/2
In 1985 a light steel-framed construction hall has been built to the area next to "Building F", which includes 2x30m3 Bitumen container with additional devices. The walling of the building is kopolit glass and slate, so there is no insulation. The steel roof is covered with asbestos-cement-based slate.
The Bitumen containers are placed -3 meter basement level.
The building cannot be heated, the state is acceptable.
Building g
The brick structure, flat roofed building built around 1905 - which also includes the museum - was renovated last in 1970. The museum was established in the early 1980s. Unfortunately, post factum insulation of the walls has been damaged again, so the bottom is wet. The building has two rooms with individual gas convector heating.
Complete renovation of the building is necessary.
Building h
The building - which includes the culture hall - was built in 1985, it has pillar frame structure, the filler masonry is gas silicate from Kazincbarcika. The slab is made up of special slab footbridge. The roof is a combination of wood and steel, insulated with mineral cotton, covered with shingles created by KEMIKÁL.
Besides a social block the ground floor has offices and warehouses, the built-in attic is the culture hall itself. The building is heated with gas convectors.
The building is in good condition, however, the shingle insulation is old, suffered storm damage.
Building i
The small pump house building is located in front of the two ferro-concrete tanks. Its state is non-compliant and because of bituminous contamination it cannot be used for other purposes, demolition is needed.
Behind the building are two so-called ferro-concrete Bitumen tanks, which were built in the late 1950s. The riveted iron plate tanks have separate support, fiberglass insulation and this structure is surrounded by a separate ferro-concrete shell. The top of the tanks can be opened.
The tanks were used to supply technology material, demolition is necessary.
Building p
The building built around 1930 has brick structure walls and steel-framed roof. The building was renovated in 1991 when the Swiss Meynadier production line was installed. The grid pillars located 6m from each other are supported with enhanced pillars. The confirmation of the central higher part is strong. The building is covered with asbestos-cement slate, which the storm damaged in the more recent period.
There is no self-heating, within the building some rooms (changing rooms, lab) can be heated with specific gas convector.
The building is in an acceptable condition.
The gas, water and electricity used by the building can be measured with separate, stand-alone meters.
Building r
The lightweight (steel structure) building's roof is covered with asbestos-cement slate, 2 meters in height of the sidewall is corrugated steel. Used to store pipes, fibre materials and iron materials.
Condition is satisfactory.
The factory floor with no visible numbers are 2 brick chimney. The chimney at the side of the steam boiler room is not used as chimney for more than 10 years, but it exhales the air taken from the production line and the Bitumen tanks at the appropriate height. The chimney doesn't have steel core, thus it is not suitable for heating purposes. The approx. 70. years chimney's top belt has been corroded, improvement or demolition is necessary for security reasons.
The chimney next to the oil boiler room was used to be the chimney of technology heating in 2006, have adequate cover. The new firing regulations already require the installation of the steel lining, or other, so if you wish to take advantage of it as a chimney, it needs to be improved. Otherwise, the chimney was built around 70 years ago and was renovated in 1995.
All of the buildings above are listed under the bigger site, topographical number 177692.
Building k
A small brick building, the roof was covered with slate about 30 years ago. The foil was used to collect and store waste. Condition is satisfactory.
Building l
The building is relatively small, with small-scale brick masonry which is covered with slate. These small rooms provided space for storing different categories of fire protection materials (oils, fats). Condition is satisfactory, although it's demolition is recommended.
Building m
The steel-framed hall is practically only roof, the holders are made up of a grid filled with conrete. The roof structure is made up of truss holders and the profile steel holders on it, which hold the asbestos cement masking. The hall was built around 1968, the condition is correct.
Building m/5
Lighter steel-framed lean-to, which provided the storage of not used machinery and materials.
Building n
The reinforced concrete frame structure storage arena was built around 1985. The roof is covered with Bituminous rainwater insulation. The building is in good condition.
4. Design documentation of the site
The real estates owned by the factory and the land-related files are collected since 1967.
5. Filing-cabinet
The company's files are preserved according to the different regulations and accounting standards.
6. Telephone network
Almost every building of the factory was available via annex lines, but occasionally via main lines. The PBX is located in "building a" from which the incoming calls can be connected to the annex lines. The telephone software owned by the KFKI System Integration Ltd., propose to resign, since the annex lines lost their meaning.
